W29 Market Statistics

November, 2008 vs. November, 2007
The number of active listings in W29 has increased again November, 2008 over the same month in 2007. There are 101.02% more listings on the market this month over November, 2007. There were also 12.24% more homes listed in November, 2008 vs. November, 2007. The number of homes sold decreased by 21 homes, or 46.67%. Continue to prepare your sellers for a longer stay on the market; the average days on market increased from 53 to 33. Average sale prices are down by 13.58%.

Year to Date, 2008 vs. Year to Date, 2007
The number of homes listed in W29, year-to-date has increased from 896 in 2007 to 1,001 in 2008, which is an increase of 11.72%. The number of homes sold decreased by 20.47%. Average sale prices are up 3.12% year over year. Keep in mind, however, that the average sale price in September, October and November is lower than the average price year to date, as prices started out higher, but are continuing to level off.

The number of active listings in W29 has increased dramatically in October, 2008 over the same month in 2007. There are 74.17% more listings on the market this month over October, 2007. There were also 15.19% more homes listed in October, 2008 vs. October, 2007. The number of homes sold decreased by 21 homes, or 36.84%. Continue to prepare your sellers for a longer stay on the market; the average days on market increased from 35 to 49. Average sale prices are down by 9.10%.

Year to Date, 2008 vs. Year to Date, 2007
The number of homes listed in W29, year-to-date has increased from 847 in 2007 to 945 in 2008, which is an increase of 11.57%. The number of homes sold decreased by 18.74%. Average sale prices are up 3.82% year over year. Keep in mind, however, that the average sale price in September and October is lower than the average price year to date, as prices started out higher, but are continuing to level off.

September, 2008 vs. September, 2007
The number of active listings in W29 has increased dramatically in September, 2008 over the same month in 2007. There are 72.22% more listings on the market this month over September, 2007. There were also 36.99% more homes listed in September, 2008 vs. September, 2007. The number of homes sold only decreased by 5 homes, or 9.09%. Prepare your sellers for a longer stay on the market; the average days on market increased from 38 to 50. Average sale prices are up marginally, at 0.90%.

Year to Date, 2008 vs. Year to Date, 2007

The number of homes listed in W29, year-to-date has increased from 768 in 2007 to 855 in 2008, which is an increase of 11.33%. The number of homes sold decreased by 16.96%. The average days on market for the first 3 quarters of 2008 is 32, while the average for 2007 was 38 days. Average sale prices are up 4.90% year over year. Keep in mind, however, that the average sale price in September is lower than the average price year to date, as prices started out higher, but are starting to level off.
